UK House Prices Fall

The fall represents the biggest fall since last December and has pulled annual house price inflation down to 10.7%, its lowest level since May, according to Halifax, the UK's Britain's largest mortgage lender.
However, Halifax played down the news. It said that a combination of monthly rises and falls is a typical feature of a more subdued market and added that there is no concrete evidence that the credit crunch is having an impact on the housing market, although it admitted it is still early days.
Given the latest data, the average cost of a home in the UK continues to hold just below the £200,000 mark at £198,500.
Halifax said house price growth had been slowing since the end of 2006, with prices rising by just 0.9% during the third quarter of the year, down from a gain of 2.3% in the second quarter and 3% during the first three months of 2007.

A Home Information Pack will bring together key information needed by buyers and sellers at the very start of the home-buying process, and ensure that important information about improving the energy efficiency of homes is made available every time a property is sold.
Buyers should ask to see the Pack on a property they are interested in, and check that it's complete. If any items are missing, there should be a satisfactory explanation and an assurance that the missing items will be provided as soon as possible (see What's in a Home Information Pack?).

As of 1 August, every home put on the market with four or more bedrooms needs a Home Information Pack. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title. This is the first stage of Home Information Packs.
On 17 August, CLG announced the next phase of the roll-out of Home Information Packs. This means that homes with 3 or more bedrooms marketed for sale from 10 September will require a HIP.
